The forecast for home sellers remains very optimistic!  
For home buyers, the rates are predicted to remain favorable, however with the increase in home values, you will need an experienced Realtor on your side to help you get your offer accepted. 
If you are thinking of selling, you will need help negotiating, marketing to the broadest possible audience, and ideally, navigating multiple offers (hint: the highest offer price may not be your best offer ??

Even in today's sellers' market, setting the right price for your house is one of the most valuable things you can do.  According to the U.S. Economic Outlook by the National Association of Realtors (NAR), existing home prices nationwide are forecasted to increase by 4.5%in 2021.

I have two questions…

 1. If you have sold a home in the past 5 to 7 years, what did your Realtor® do that you really liked?

 2. If you could   list your home, with a full and comprehensive marketing package (including a fabulous print and virtual presence), as well as additional services provided by your Realtor®; (and paid for by your Realtor®) such as: 

  • A pre-listing appraisal from a professional, licensed appraiser
  • A staging consultation and one month’s staging for any two rooms (or a professional staging consult on how to use your own furnishings to stage)
  • A home warranty to cover you during the listing period and that will be passed along to the buyer for the first year post-closing (this will help make your home more desirable)
  • A professional move out OR pre-listing clean (your choice)

     Other service options, arranged by your Realtor®, that can be paid for after you close from the proceeds of the sale (i.e. no out of pocket cash up front): 

  • Concierge service that can help you with everything from minor repairs (including those that need to be done for the buyer’s home inspection); to minor updates, to full room remodels – to help you yield the most return from the sale of your home!
  • An organizing / packing service to help you get organized and pack for your impending move!

AND, if services like this didn’t cost you any more in listing agent commissions than the services of the average Realtor®?   Would this be appealing to you?

Here is a short list of unique services that I offer when selling your home.  These services are available to any home seller that is committed to working with me, however these services can make all the difference to a divorcing couple that needs and wants to focus on their emotional and financial well-being for both themselves and their family, vs. all of the minute details of their move..  

 

Let me take some of the stress of selling your home off of your shoulders.

 

I offer:

 

  • A pre-listing appraisal– This is not to be confused with a full appraisal.  The pre-listing appraisal is performed by a reputable, local, licensed real estate appraiser.  The appraiser will do a drive by of your home, and that, combined with any information that I provide, and using the available comps in the area, will determine a value for your home.
    1. If you would like a full appraisal, I will cover half the cost, which means your cost would only be $275 paid directly to the home appraiser (please note: extremely large homes, homes with acreage and / or multiple out buildings, etc. will cost you a bit more).  This can be a significant savings compared to the $500 - $1,000 a standard appraisal could cost.

 

  • Home repair or updating via Curbio – Curbio is a third party concierge service that I have chosen to partner with to assist my home sellers.  Curbio is a concierge service that can assist you with home repairs, and any updating you would like to do to yield you the most money the market will warrant for your home.  I connect you with Curbio, and they do the rest.  No tracking down contractors, or repair people.  Curbio is paid directly out of your proceeds at closing, so no stress or bickering over who pays what.

 

  • Home staging – Depending on your needs, I can have my home stager meet with you and provide a list of items that she feels needs to be done in order for your home to show its best, using your own furnishing; this is a service that I provide to you at no additional cost.  Or, if you would prefer to have your home professionally staged, I will have my stager stage your home and I will pay for the first month of staging for any two rooms (you would be responsible for any move in / move out charges, as well as any additional month’s staging).

 

  • Professional listing or move out cleaning – I will pay to have your home professionally cleaned; you choose if you would like it cleaned at the time of listing, or if you would prefer a professional move out clean so you do not have to be bothered with it.

With interest rates hitting record lows, mortgage lenders are being pushed to the max.  Many mortgage companies are actively trying to hire more support staff, however with little time to train, it’s a learn as you go process for many, which also takes its toll on the process.

 With mortgage lenders being overwhelmed with record numbers of refinances and purchases, this also backlogs the title companies…and the home appraisers…and so on, and so on.

 So what does this mean to you:

  • Make sure, if possible, that your contract dates allow for enough time to get the job done.   Make sure your Realtor® speaks to your lender and sets realistic contract dates as they pertain to you obtaining a loan.
  • Get all of the documentation to your lender in a timely fashion.
  • Be flexible if possible, in regards to time of day you close; the title company may have limited hours and staff during the current health crisis, so you may not get the exact time that you would like on closing day.

Other businesses that pertain to the sale of your home or purchase of a new home may be impacted as well!

  • Home inspectors may have a backlog because of the rush to purchase while the rates are low.
    1. This includes secondary services such as a sewer line scope, and Radon.
  • Your Realtor® may not return your text, email or phone call quite as quickly as they normally would; they too are busy, and having to be extra diligent to insure their buyers’ purchases and sellers’ sales are making it to the closing table while navigating all of the backlogs.
  • Home warranty companies are feeling the pinch!    
    1. With more people working from home, home warranty companies are struggling to keep up; appliances and HVAC systems are being used much more than normal, and breakage is occurring.
